Cropcast Covers Cash Rent and Land Values

Cropcast Covers Cash Rent and Land Values

By Scout Nelson

The latest episode of Minnesota CropCast highlights one of the most important financial topics in crop production: land rental agreements. Hosts Seth and Dave welcome University of Minnesota Agriculture Business Management Educator Nathan Hulinsky to discuss how land costs continue to shape farm operations across the state.

In the episode, Hulinsky explains that land remains one of the highest input costs, making it important for both landlords and tenants to understand current market conditions. He shares examples of typical cash rent and land prices in various regions of Minnesota and describes the factors that influence these values, including demand, productivity, and local sales trends.

Hulinsky also highlights the Extension Farmland Rental Workshops planned for 2025 and 2026. These workshops are held across Minnesota and online to give more people access. Each session includes information on historic and projected rental rate trends, current land values, and recent farmland sales across the state.

Participants also receive a worksheet that helps them compare costs, estimate returns, and develop a rental agreement that is fair for both parties.

The workshops are designed for landlords, tenants, and agri-business professionals who want to understand how to set fair and realistic farmland rental terms. They provide tools to improve communication and help both sides make informed decisions based on data rather than guesswork.

The podcast also explains the purpose of the Minnesota CropCast. The series is hosted by David Nicolai, crops Extension educator, and Seth Naeve, Extension Soybean agronomist. Each week, they discuss current crop issues, progress, challenges, and new research affecting Minnesota’s agronomic crops. They invite specialists from different fields to share insights that guide decision-making for crop production.

Listeners can find upcoming workshop locations and times through the Farmland Rental Workshops page and hear the full conversation by accessing the episode through the podcast link.
